Limonfy Building

A building that tells you what is happening inside.

We design, install and commission building automation, i.e. HVAC, lighting, blinds and heat substations, and its data goes to an open platform, not a closed manufacturer panel. One contractor from the automation cabinet to data that stays yours.

    The problem

A BMS should not end on handover day.

A typical building system works until someone wants to change something. Every new zone, sensor or report is an order for the integrator, and the data stays in a panel the facility manager cannot access.

    Typical BMS

    Limonfy Building

Data locked in the manufacturer’s panel

Data in an open platform, with an API for the facility manager

    Zone change = new order

Configuration changes in days, not months

Documentation created after installation, often outdated

Documentation created together with the design and kept up to date

Separate systems: HVAC, lighting, blinds, meters

One view of the building and one contractor

    Modules

Everything in a building that can be measured and controlled.

    Room automation

Fan coils, VAV, blinds, comfort panels. Scenarios for offices and rooms.

    Lighting

DALI-2, lighting zones, panels instead of switches in common areas, presence detectors.

    HVAC and heat substations

Pumps, valves and actuators, VAV meters, setpoints and schedules.

    Network and infrastructure

PoE, RS485, industrial routers. An architecture without unnecessary power supplies and converters.

    Technical documentation

Device and terminal lists, cabinet descriptions and as-built documentation prepared together with the design.

    Data platform for facility managers

Up to several hundred devices per site, local processing, data to the facility manager’s system via API.

    How we work

From design to a building that does not age.

    01

    Design

Digital twin of the building, measurement points and zones, schematics and device list.

    02

    Cabinets and installation

Prefabrication of automation cabinets, cabling, device installation.

    03

    Commissioning

    Programming, testing, scenarios, operator training.

    04

    Platform and care

Data in Limonfy Platform, configuration changes, development after handover.

    Who it is for

For those who build and manage.

    Developers and general contractors

Room automation and BMS as one package, from design to handover.

    Facility managers

Access to building data without depending on an integrator.

    Hotels

Control of lighting, blinds and room climate, also wirelessly.

    Hospitals and public buildings

Network, room and condition monitoring, local processing.

    One contractor

From cable to data. No passing the buck.

    • Design, cabinets, installation, programming and platform in one pair of hands
    • Devices from proven automation, HVAC, lighting and connectivity manufacturers
    • Open protocols: Modbus, BACnet, DALI-2, M-Bus

    AI engineering

Documentation that keeps pace with construction

We prepare lists and descriptions together with the design, with the help of AI agents. A design change means up-to-date documentation the same day.

    From our projects

    Where Limonfy Building works.

    Office building in Poznań

Room automation and BMS: fan coils, blinds, VAV meters and corridor lighting controlled from comfort panels instead of switches. Project in progress.

    Hospital

PoE network and consulting-room monitoring, in cooperation with an HVAC partner. Project commissioned, work starting soon.

    Hotels

Concept for wireless control of lighting, blinds and room climate over a mesh network.

    Concept

    Manufacturing plant

Wireless meter reading in the plant, without running new cables.

We present implementation details in a meeting.

    Questions and answers

    Before you ask.

Do you work as a subcontractor to a general contractor?

Yes. We most often deliver the automation and BMS package as part of a larger contract.

Do you take over an existing BMS?

We can collect data from it via open protocols and gradually replace the closed components.

Who has access to building data?

The owner and the facility manager. Data is available via API, with no licence fees for access.

Does the system work without internet?

Yes. Automation and data processing can run locally in the building.

    What happens after handover?

Care and development: zone changes, new scenarios and reports without a new tender.

    Project review

Show us your project. We’ll show you how to simplify it.

Send us the floor plans and automation scope. We will prepare a system architecture, a device list and a comparison with a closed solution before the contractor decision is made.
